Solihull Business Park

Located just off the A34 Stratford Road, Solihull Business Park sits at the heart of the national transport network being within 5 minutes of J4/M42 and Solihull town centre. Solihull Business Park is a high profile site with services and infrastructure already in place and outline planning permission for approximately 150,000 sq ft of B1, B2 and B8 business space across four plots.

IM Properties acquired the 10.44 acre site from Wilson Bowden Developments in June 2013 and within 6 months completed a pre-let deal with John Lewis for a 50,000 sq ft Customer Delivery Hub (CDH) distribution facility on a 25 year lease. The building is being designed to achieve an EPC rating of A, Grade A specification offices and a BREEAM Excellent rating and is on target for completion by Autumn 2014. It is the first of it's kind for John Lewis in a national roll out of CDH's.

IM has also secured a pre-sale of Unit 3, a 30,000-sq.ft distribution and manufacturing facility to V Installations who will almagamate facilities in Bromsgrove and Coleshill into their new base at Solihull Business Park. Work is currently underway on the Grade A specification unit with completion expected by Autumn 2014.

Following the successful pre-let to John Lewis and pre-sale to V Installations, IM Properties decided to speculatively develop a 53,599 sq ft unit featuring a grade A specification including an eaves height of 10, EPC A rating, 4 loading docks and 1 level access door. The unit includes 3,500-sq.ft of offices with 45 car parking spaces.

The speculative unit is on target for completion November 2014 and has attracted a high level of occupier interest. In view of this IM Properties are confident of securing a pre-let prior to practical completion.
